By booking this unit, you agree to the terms outlined in this Vacation Rental Agreement.
This Vacation Rental Agreement (“Agreement”) is a binding contract between Cabins & Condos of Branson LLC (referred to as “Owner”) and you, the guest(s) listed on the reservation (referred to as “Renter” or “Guest”).
This Agreement is entered into as of the date the Renter places their reservation online and the Owner accepts the reservation. The Owner will confirm acceptance by email.
The Owner reserves the right to refuse service to anyone for any reason. The Owner agrees to rent, and the Renter agrees to lease, the specific premises identified in the reservation (“Premises”) for the nights reserved and paid for. Reservations are non-transferable to any other party.
Complaints & Property Condition Policy
At Cabins & Condos of Branson, all guest complaints are taken very seriously. Our experienced team documents and photographs the condition of each property prior to every arrival to ensure accuracy and accountability.
If a complaint is found to be valid, we will promptly offer either:
- A refund, or
- An upgraded unit at no additional cost (when available).
If there is an attempt to commit fraud through a false report, we take this just as seriously and will take appropriate action, which may include issuing fines, notifying booking platforms of the fraudulent claim, and filing police reports if necessary.
This policy ensures fairness, protects our operations, and maintains the trust of both guests and property owners.
Cleaning & Linen Service
Your rental is fully stocked with:
- Pillows, linens, blankets, comforters, towels, kitchen towels, hand towels, and washcloths (extras may be found in closets or cabinets)
- A starter supply of toilet paper, paper towels, hand soap, shampoo, dish soap, and other basic sundries
Any towels, blankets, or linens removed from the property will be charged to the guest. Extra items are not guaranteed for the duration of your stay and may need to be replenished by the guest.
Payment Policy
Full payment is due at the time of booking unless otherwise stated in the payment policy presented during your reservation.
Cancellation Policy
Cancellations will follow the policy stated on the booking platform you used to make your reservation. Please review your chosen platform’s terms carefully before confirming your booking.
There are no refunds for early departure or for changes in weather conditions. We strongly recommend purchasing travel insurance or 'Cancel for Any Reason' insurance through a third-party provider for your protection.
Condition of Property
The Owner has, to the best of their ability, provided an accurate description of the property and its condition. By booking, the Guest understands the property is reserved sight unseen.
Our cleaning staff will have prepared the property prior to your arrival. All major amenities (including electrical, plumbing, internet/WiFi, cable or streaming TV, and appliances) are in good working order at the time of check-in.
If you arrive and find that the home has not been cleaned or notice an issue, please notify the Owner immediately. We will do our best to address the concern promptly and, when necessary, arrange for a tradesperson to inspect or repair the issue as soon as possible.
Failures of operation for amenities such as TVs, internet/WiFi, or cable service are not grounds for a refund. The Guest agrees to hold the Owner harmless from liability regarding the condition of the property.
Cleaning & Repairs
Your rental includes a standard cleaning service as part of the cleaning fee paid at the time of booking. Please note:
- Guests are responsible for cleaning dishes, utensils, and cookware used during their stay.
- If excessive cleaning is required after check-out, the cost will be charged to the booking platform.
Guests agree to keep the home, furniture, and furnishings in good order and in the same locations as originally found. Guests are responsible for the cost of repair or replacement for any damage to furniture, fixtures, or the premises, as well as for any missing items.
Accidental Damage Insurance
A damage deposit or damage protection plan may be required at the time of booking, and amounts may vary depending on the booking platform you use. Please review your platform’s policy for specific details.
Guests are responsible for any and all damage to the property caused by themselves or their party, whether accidental or due to negligence. This includes damages that exceed the posted deposit or protection coverage amount noted on the booking platform. In such cases, the Guest will be responsible for paying the additional costs directly to the Owner.
Missing Items
Guests will be charged for any missing items reasonably attributable to their stay and not returned after notification. Our cleaning team performs an inventory of the property after each check-out and reports any missing items to the Owner.
If an item was taken inadvertently, we will contact the Guest to arrange for its return before charging any replacement costs.
Use of Security Cameras
Guests understand and accept that the property is protected by exterior security cameras. These cameras are used solely to protect the property from potential break-ins, theft, and to monitor occupancy limits for safety and compliance.
There are no cameras inside the home.
Personal Property
Any personal property brought by the Guest is not insured by the Owner. The Owner is not responsible for any lost, stolen, or missing property, including items left behind after check-out.
Guests should also ensure they log out of all personal streaming services or accounts on any smart TVs or devices prior to departure. The Owner is not responsible for any charges incurred from accounts left signed in.
No Parties / Age Requirements
This is a private residence and our vacation rental home. Many of our neighbors are full-time residents, so we ask that you be respectful and keep noise to a minimum.
- No parties, loud music, or disruptive gatherings are allowed.
- The primary renter must be at least 25 years of age to book this property and must be present for the duration of the stay.
- Any special events, such as family reunions or an increase in occupants beyond those listed on the reservation, must be disclosed at the time of booking and are subject to Owner approval.
No Smoking
This is a non-smoking property. Smoking of any kind — including cigarettes, cigars, e-cigarettes, or vaping devices — is strictly prohibited inside the unit.
Evidence of smoking inside (including odor detected by the cleaning crew) will result in a deep-cleaning fee charged to the Guest. This includes, but is not limited to, the cost of cleaning carpets, air ducts, furniture, and filters.
For fire safety and to protect neighboring units, there is also no smoking within 100 yards of any deck, patio, or condo entry.
No Pets
Pets are not allowed in this property. If a pet is brought into the unit, this Rental Agreement will be forfeited, the stay will be terminated, deposits will be retained, and a $500 deep-cleaning pet fee will be charged.
Service & Assistance Animals: Any misrepresentation of a service or assistance animal, or impersonating a person with a disability to receive such accommodations, is prohibited under Missouri Statute 209.204 and is subject to penalties, civil liability, and applicable legal action.
Maximum Occupancy
The maximum occupancy for this property is 9 total guests (no more than 7 adults). Exceeding the maximum occupancy without prior written approval may result in termination of the reservation without refund.
This limit is especially important due to fire code safety laws, which are in place to protect all guests and ensure safe evacuation in the event of an emergency.
Parking
Limited parking is available outside the condo building and is first come, first serve. Please be respectful of other residents living in adjoining condos.
Trailers, RVs, and boats/trailers are prohibited on the property and may not be parked in any of the designated spaces.
Check-In & Check-Out
Check-in: 4:00 PM
Check-out: 10:00 AM
Late check-outs without prior approval are subject to a fee of $100 per hour past the check-out time. Please check out promptly to allow our cleaning crew the time they need to prepare the unit for incoming guests.
Check-Out Procedures
Before departure, please:
1. Place all trash in plastic bags and take them to the dumpsters near the basketball court.
2. Load and start the dishwasher with the provided detergent pod.
3. Strip beds of all linens (leave comforters and blankets on the bed).
4. Start one load of sheets in the washer (please do not overstuff).
5. Place all dirty towels in the shower or bathtub.
6. Return all furniture and décor to its original location.
7. Ensure all windows and doors are locked.
Failure to follow check-out procedures may result in additional cleaning or service fees.
Disclaimer
The Owner is not responsible for any personal injury, loss, or damage to the Guest’s property caused directly or indirectly by foul or inclement weather, acts of nature, accidents related to fire, heaters, stoves, or the Guest’s failure to take adequate precautions around wet areas, or any other unforeseeable circumstances.
The Guest accepts full responsibility for their use of the property and its amenities and agrees to use them at their own risk. This includes, but is not limited to, the use of pools, outdoor areas, stairs, balconies, and recreational facilities.
This Agreement and Disclaimer apply to the primary Guest and all members of their party.
Acknowledgment
By completing the booking for this property, the Guest confirms they have read, understood, and agree to abide by all terms, conditions, and policies outlined in this Vacation Rental Agreement.
